Tilt-and-turn windows for Crowborough's flats and upper floors
When the big Victorian villas on Church Road, Beacon Road and Southview Road were divided into flats, the people on the top floors inherited windows they cannot clean from outside. A tilt-and-turn window opens inwards, so the outside glass is cleaned from the room.

Tilt-and-turn windows prices
Per unit, supplied and fitted, including VAT, with the old frames removed and the opening made good. See all typical prices for worked examples.
| Window or door | Size basis (mm) | Fitted, inc. VAT |
|---|---|---|
| Tilt-and-turn, uPVC | 1000 x 1300 | £1,090 to £1,660 |
| Tilt-and-turn, aluminium | 1000 x 1300 | £1,490 to £2,510 |
How it works
Turn the handle one way and the top of the window tips in a few inches for air, which is secure and keeps out rain even in the wind that crosses the ridge. Turn it the other way and the whole window swings into the room on side hinges. On the second floor of a villa such as the former Observatory off Church Road, that is the difference between clean windows and a cleaner with a ladder.
Flats and permission
Flats do not have the permitted development rights that houses have, so replacing windows in a flat can need planning permission, especially if the look changes. Flats in the divided villas are usually leasehold too, and the lease usually needs the freeholder's consent. Check both before ordering. The planning guide explains the town and village rules.
uPVC or aluminium
White uPVC tilt-and-turn costs £1,090 to £1,660 for a 1000 x 1300 mm opening. Aluminium costs £1,490 to £2,510 and gives slimmer frames and a colour that suits the darker frames many of the Beacon Hill houses now have. Both can be built as an emergency escape window for a top-floor bedroom.
