Replacement windows in Jarvis Brook

Jarvis Brook is Crowborough's railway village, in the valley about a mile and a half south-east of the town centre. Its late Victorian terraces and its 1970s estate need different windows, and neither is in a conservation area.

Jarvis Brook at a glance

Crowborough station, on the Uckfield branch of the Oxted line, opened here in 1868, and the village grew round it. Brickworks opened in 1879, with sidings laid in 1872, and ran until 1980. The quarry that fed them became Crowborough Country Park and a local nature reserve in 2009.

The Jarvis Brook ward had 4,305 people at the 2021 census. The B2100 runs through the village towards Lamberhurst and Rotherfield, and the B2157 runs along its northern side. Landmarks a resident knows: the polychrome-brick former Railway Hotel, now the Welcome Stranger; the Rehoboth Strict Baptist chapel; St Michael and All Angels church; and the Memorial Hall, given to the village in about the 1920s. Rotherfield Hall, a Grade II* house built in 1535 and extended in 1897, stands in its park to the south-east.

The houses, and what is usually fitted

  • Victorian and Edwardian terraces. Railway View on Victoria Road dates from 1895. Ferndale Terrace on Western Road, the Peace, Coronation and Ladysmith Cottages, also on Western Road and probably of 1901 to 1902, and 1 to 10 Mottins Hill belong to the same period. Most have sash openings under brick arches. A white uPVC sash at £1,505 to £2,190 is the usual replacement; the survey checks whether any arch has dropped.
  • The Forest estate. 1970s council-built semis north-east of the station. Flush uPVC casements at £1,100 to £1,950 and a composite door at £2,200 to £4,020 are the common pairing.
  • Western Gardens. Terraced and semi-detached houses where a chamfered white uPVC casement at £815 to £1,200 keeps a full set affordable.

Because the village is in the valley, it is more sheltered than the ridge above, but houses on the slopes of Western Road and Hadlow Road still take rain from the south-west.

Planning in Jarvis Brook

Jarvis Brook is outside the Crowborough Conservation Area, which covers only the town centre around the Cross. There is no Article 4 direction on house windows here, so like-for-like replacement windows on a house are permitted development. Flats are the exception. See the planning guide.
