Replacement windows in Mayfield
Mayfield, south-east of Crowborough on the A267, grew rich on Wealden iron, and its High Street is lined with the houses that wealth built. Much of the centre is listed or in the conservation area, so the right window depends on exactly which house you own.
Mayfield at a glance
Mayfield is the larger of the two villages in the civil parish of Mayfield and Five Ashes, renamed from Mayfield on 1 April 1999. It lies about ten miles south of Tunbridge Wells, and the ward had 3,654 people at the 2021 census. Village and church are said to have been founded by St Dunstan; the church of St Dunstan was rebuilt in the 15th century after a fire in 1389 and has a squat shingled broach spire.
Its two pubs are the Middle House on the High Street and the Rose and Crown on Fletching Street. Many of St Dunstan's graves are iron slabs for the families of Mayfield's ironmasters. St Leonards-Mayfield school has occupied the site of the archbishops' Old Palace since 1872. The railway station, opened in 1880, closed in 1965, and the A267 bypass now follows the old line. Every September the village carnival remembers the four Protestants burnt here in 1556.
The houses, and what is usually fitted
The High Street mixes sandstone, timber frame, brick, weatherboarding and tile-hanging, often on the same building.
- Listed houses on the High Street and Fletching Street: painted timber, a box sash at £2,650 to £3,800 or a timber flush casement at £2,000 to £3,800, made to match.
- Tall sashes on the Georgian fronts: a slim conservation sash with true bars at £4,700 to £7,900.
- Victorian and later houses off Station Road and South Street: uPVC sash in a heritage colour or woodgrain at £1,775 to £2,575, or a chamfered casement in a heritage colour at £1,075 to £1,580.
Planning in Mayfield
Mayfield's centre is a conservation area designated by Wealden District Council, and it holds a large number of listed buildings. Any change to a listed house needs listed building consent. Unlisted houses in the conservation area keep permitted development for like-for-like windows, but the council will look at changes from timber to uPVC on the street front, so check first. See the planning guide.
