Rotherfield at a glance

Rotherfield is one of the largest parishes in East Sussex and takes in three villages: Rotherfield, Mark Cross and Eridge. The River Rother rises on the south side of the hill the village stands on. It appears in the Domesday Book as Reredfelle, and Crowborough was part of it until it gained its own parish status in 1905.

The Grade I listed church of St Denys stands at the top of the hill; its spire was rebuilt after the storm of October 1987. In the 18th century the road through the village became part of the turnpike between Tunbridge Wells and Lewes. The Rotherfield ward had 2,433 people at the 2011 census, and the village was Calor East Sussex Village of the Year in 2007.

The houses, and what is usually fitted

The conservation area was designated for the quality of its buildings, led by St Denys. Around the church and down the High Street, sandstone, brick, tile-hanging and weatherboarding sit side by side, and the original windows are mostly small-paned timber casements and sashes.

  • Listed and Article 4 houses in the centre: painted timber, usually a box sash at £2,650 to £3,800 or a timber flush casement at £2,000 to £3,800.
  • Tall windows on the bigger Georgian and Victorian houses: a slim conservation sash with true bars at £4,700 to £7,900.
  • Later houses outside the conservation area, on the roads out towards Mark Cross and Jarvis Brook: chamfered uPVC casements in a heritage colour at £1,075 to £1,580 sit well against the tile-hanging.

Planning in Rotherfield

The Rotherfield Conservation Area was extended on 22 March 2017. Wealden District Council's register lists one conservation-area Article 4 direction, covering land in the Rotherfield Conservation Area (Direction No 1, dated 19 May 2006). The council's parish entry has also said no direction is currently in place, so before ordering windows for a house in the centre of Rotherfield, ask the council whether your address is affected. If it is, or the house is listed, expect to need timber. The timber windows page explains the trade-off.
