Replacement windows in Five Ashes
Five Ashes is a small village on the A267, two and a half miles south of Mayfield and in the same parish. Since March 2017 its centre has been a conservation area, small enough that most residents know exactly whether they are in it.
Five Ashes at a glance
Five Ashes is one of two small hamlets, with Cross-in-Hand, between Mayfield and Heathfield, and the only one in Mayfield's parish. Its church of the Good Shepherd was demolished and replaced by an end-of-life hospice in 2019. There are no shops apart from a car dealership, but there is a primary school and a pub, the Five Ashes Inn.
The Five Ashes Conservation Area was designated by Wealden District Council on 22 March 2017. It takes in Mayfield Road, with New Cottages, the Old Post Office, the Five Ashes Inn, the primary school and Shrubs Hill; Chapel Cottages on Spring Lane; Fir Cottage on Leeds Lane; and Westfield Close.
The houses, and what is usually fitted
- Listed cottages and the old buildings on Mayfield Road: small-paned timber casements to match, a timber flush casement at £2,000 to £3,800.
- Unlisted cottages inside the conservation area: a chamfered uPVC casement in a heritage colour at £1,075 to £1,580, with glazing bars, after checking with the council.
- Later houses such as Westfield Close and outside the area: flush uPVC casements at £1,100 to £1,950 and a composite door at £2,200 to £4,020.
The village sits on open High Weald ridge country along the main road, so the same advice on weather seals applies as in Crowborough. See windows on high ground.
Planning in Five Ashes
Listed buildings in Five Ashes need listed building consent for new windows. For unlisted houses inside the 2017 conservation area, permitted development still allows like-for-like replacement, but changing from timber to uPVC on a front that faces Mayfield Road is the kind of change the council looks at, so ask first. See the planning guide.
