Replacement windows in Groombridge
Groombridge is two villages and two councils. The bigger part, New Groombridge, is in East Sussex; across the little River Grom, Old Groombridge with its green and Groombridge Place is in Kent. Which side you live on decides whose planning rules apply.

Groombridge at a glance
Groombridge has about 1,600 people. New Groombridge lies in Withyham parish in Wealden District, and has the railway station, St Thomas's church and school, and the Junction Inn. Old Groombridge lies in Speldhurst parish in Tunbridge Wells borough, and has St John's church, the Crown Inn and the green.
Groombridge Place, now a visitor attraction, has a recorded history from 1239, and in 1286 Henry de Gobham was granted a royal charter to hold a weekly market and a yearly fair. John Packer built the chapel by the green in 1625, dedicated to St John the Evangelist after 1872. Old Groombridge is a conservation area of Tunbridge Wells Borough Council.
The houses, and what is usually fitted

- New Groombridge's Victorian and Edwardian houses near the station: uPVC sashes in white at £1,505 to £2,190, or heritage colour and woodgrain at £1,775 to £2,575.
- Later houses on the Withyham Road side: flush uPVC casements at £1,100 to £1,950, and composite front doors at £2,200 to £4,020.
Planning in Groombridge
For Old Groombridge, the planning authority is Tunbridge Wells Borough Council, which looks after its conservation area. For New Groombridge, it is Wealden District Council. Listed buildings on either side need listed building consent for any change that affects character. If you are not sure which side you are on, your council tax bill names the council. See the planning guide.
